Year 2: FCA into Action:

Generate & Execute Projects (University of Miami Health)

At SRAPPA 2024, Halcyon Facilities Group presented a new strategy for tackling deferred maintenance at the University of Miami. As a follow up to that presentation, we now want to provide a deeper look into how that pilot has been adopted across the entire portfolio and the impact it has had on stabilizing critical infrastructure.
Many campuses rely on facility condition assessments to understand infrastructure risks, communicate needs, and generate additional funding for deferred maintenance, but often the FCA falls short of developing an execution strategy of feasible projects to draw down on deferred maintenance. In this case study, hear how University of Miami Health took the next step by applying a low-cost refurbishment model to maximize their investment output and address more assets within their portfolio to stabilize MEP systems. Through engineered assessments, Miami Health was able to reprioritize their deferred maintenance list and generate scopes of work that were based on operating performance rather than age of asset.
Miami Health now has a 3-year executable project list ready for capital approval. In FY25, Halcyon Facilities Group executed 30 projects which stabilized 88 total assets at Miami Health.
Learning Objectives (3-5):
• Generate projects from your deferred maintenance needs list
• Prioritize your project list based on operating condition rather than age of assets
• Right-size investments through targeted scopes of work
• Execute projects with less money, time & minimal impact to operations
