Berry College’s Journey with Facilities Asset Management

Berry College, with its expansive and historically significant campus, faced the challenge of modernizing its facilities operations while preserving its legacy. This session explores how Berry implemented an Enterprise Asset Management (EAM) system to centralize maintenance operations and began leveraging Asset Investment Planning (AIP) to support long-term capital planning. Attendees will learn how the college collected baseline data through a Facilities Condition Assessment (FCA), overcame implementation challenges, and is now using data to drive strategic decisions. The session will also highlight key successes, ongoing challenges, and future goals for aligning facilities investments with institutional priorities.

After completing this session, participants will be able to:

1. Understand how to implement EAM software to streamline maintenance workflows and improve operational visibility.
2. Learn how to collect and structure facilities data through a Facilities Condition Assessment (FCA) to support strategic planning.
3. Identify common implementation challenges—such as change management, data standardization, and staff training—and strategies to overcome them.
4. Evaluate the return on investment (ROI) and operational improvements achieved through EAM, including improved response times, asset tracking, and reporting.
5. Explore how Asset Investment Planning (AIP) can be used to prioritize capital projects, justify funding requests, and align facilities planning with institutional goals.
